Our autonomy insures that the client receives the best value & protection of their investment. We focus on solving problems and achieving goals. Our responsibility is to work directly for and report to you as your “Supplemental” Facilities Department.
The distinction between an Owner’s Representative and a Construction Manager or other construction professional is that an Owner’s Representative is focused only on the best interests of the client. This eliminates any inherent conflicts that may exist due to the fee basis of the other professional contracts. Those fees may be based on a percentage of the total construction or project cost, and as the costs rise, so does the fee. In contrast, the Owner’s Rep. either works by the hour or a set “capped” fee for the entire project and has no vested interest in any escalation of the project cost. An Owner’s Rep. is a valuable savings for the owner especially when brought in at the project inception This gives the client a resource to help plan the project, identify missing items at an early stage and anticipate any challenges that may develop. This in turn will keep the “dreaded” Change Orders to a minimum.

With 32 years of continuous construction-related experience, former president of a $40,000,000 a year New Jersey construction related firm, Mr. Weiss has been involved in numerous projects in PA, NY, NJ and RI. These projects ranged from small to large residential, pharmaceutical, healthcare, entertainment, government, maritime, data-centers, telecommunications, parochial and public schools as well as multi-million dollar corporate facilities.
He has been closely involved in local and national government affairs, local and national trade associations, etc. The many associations have brought him closer to the individuals that play a large part in the final stage and satisfactory completion of many projects. The many years of experience and positive relationships with inspectors, officials and utilities have proven to be very helpful in getting what may be a long turn-around to quick positive actions. Due to the many disciplines involved in the construction industry, his work with all the trades and coordination was a MUST! His extensive operations and construction management expertise have proven leadership competencies in the construction management, real-estate development arenas.

Terry has 25 years of experience in financial and project management in both the contracting and legal industries. Terry has held positionsas office manager, job cost analyst, project assistant, purchasing agent, full-charge bookkeeper, financial manager and payroll manager. She has managed and coordinated an Office Staff and Field Staff of up to125 employees. Terry has extensive experience working with vendors, 11 unions, accounting firms, attorneys, architects and construction and legal professionals.
